The kids go back to school and the nights become cooler, before winter hits there are a few building maintenance tasks that should be done. Fall storms can bring flooding, high winds can bring damage, and the cold weather is not the best environment to be doing building maintenance.

Flood Prevention

At the end of summer before fall is in full swing, you should make sure your plumbing is working properly, including the plumbing within the walls and ceiling. Common sources of water damage include water heaters, dishwashers, laundry machines, and refrigerators. Water constantly flows to these home fixtures, making them prone to backup or damage. Their bulky structure may hide the water damage this causes.

In the bathroom, be sure to inspect your toilet, showers/tubs, and sinks. Tubs and sinks can often get cracks in their surface that may not be visible to the naked eye yet let gallons of water soak into the foundation of your home. Toilet pipes can burst, resulting in the need for building maintenance that manages sewage contamination.

Keep Your Roof Up and Running

Your roof is what keeps your home warm and dry, you should keep it clean and clear year-round but especially in the fall before the leaves fall and the storms roll in. One of the main areas that need building maintenance are the rain gutters. Rain gutters collect and redirect rainwater that comes off the roof, and if clogged they can cause water buildup that could end up leaking into your home – flooding the place.

Clean out your gutters at least twice a year, we suggest at the end of summer before the leaves begin to fall, and again at the start of spring once the weather begins to warm up.

You should also keep the area around your roof and gutters clear of any plants and debris that could cause buildup. This especially includes any tree branches that could drop leaves or fall on your roof. You should clean your roof at the same frequency as your gutters, and as needed if you notice buildup or organic matter.

Home Heating Building Maintenance

Before the weather cools down, we suggest giving your home heating system a refresh. The last thing you want is for your heater to give out in the middle of winter. Inspecting your home heating system can also prevent potential fires from occurring due to faulty wiring. Home heating systems are complex. We suggest hiring a professional home heating company that knows what to look for during this type of building maintenance.
